What the evidence says
Coffee County is EPA Zone 2, indicating moderate radon potential. Its published 2022–2023 dashboard readings are 1.3 pCi/L average and 0.6 pCi/L median—but without a county sample size, those values cannot carry the weight of a home-level decision. EPA Map of Radon Zones: Tennessee DASHBOARD
Three jurisdictions, the same gap
Unincorporated Coffee County, Manchester, and Tullahoma all enforce the 2018 IRC. None has adopted Appendix F, the edition’s radon-control appendix. Select a jurisdiction for the exact record.
Coffee County Codes Compliance
The county’s inspection sheet says all work must comply with the 2018 IRC, 2018 lumber span charts, and 2009 IECC. It names no radon appendix, so radon-resistant construction is optional. The adopting ordinance or resolution number and effective date are not published online. COUNTY SOURCE
City of Manchester
Municipal Code §12-101 adopts the 2018 IRC with Appendices J and Q only. Because Appendix F is absent from that list, radon-resistant construction is optional. MTAS dates the ordinance to June 2021; the original city-hosted PDF is now unavailable, so the exact passage and effective dates remain open. CODE SOURCE
City of Tullahoma
Tullahoma runs its own code program. Ordinance 1607 changed Title 12’s code editions to 2018; its residential amendment deletes specified fire-sprinkler provisions but names no IRC appendix. Appendix F therefore does not apply. The ordinance takes effect after passage and newspaper publication; that publication date was not verified. ORDINANCE MINUTES
How do I find a certified radon professional in Coffee County?
Tennessee doesn't license radon testers or mitigators, so national certification is the best way to check qualifications. The Tennessee Radon Program points residents to two directories: search them by ZIP code and widen the radius if nothing is listed nearby.
We don't recommend or rank companies. Before you hire, check the certification number in the directory yourself and ask for a follow-up test after any system is installed. Questions to ask a radon professional.

Where radon enters the transaction
Tennessee’s standard residential sale does not automatically create a radon test. The state disclosure form advises buyers to use inspection contingencies for radon and other conditions, while a seller can choose a statutory disclaimer with no representations or warranties. RF 201

Why it matters
- Radon causes about 21,000 U.S. lung cancer deaths a year — the second-leading cause overall and the number-one cause among people who never smoked.
- Smoking plus radon raises the risk roughly ~9×.
- About 1 in 15 homes has high radon.
- Retest at least every 2 years if you have a mitigation system, and after renovations or changes to how you use the lowest floor. EPA recommends taking action at 4 pCi/L and considering it between 2 and 4 pCi/L .
